At TJ Thomas Estates, we understand that renting a property can be a daunting experience, so to help you make an informed decision, we have compiled a list of frequently asked questions and their answers.

  • What information should I read before applying to rent a home?
Renting a home can be a intimidating experience, especially for 1st time renters, even if your not a first time renter we allways recommend reading the governments 'how to rent guide' which is available here
  • How do I apply to rent a property from TJ Thomas Estates Group?
Applying to rent a property from us involves a number of steps: If you are interested in one of our available residential properties we will first ask you to view the property in person with our property manager to decide if it meets your requirements. After the viewing, and If you are happy with the property we will then ask you to fill out an application and provide us with the relevent references and proof of income/affordability.
  • Can I rent one of your properties without viewing it first?
Unfortunetely no, we allways try and match the right person to the right property, we want to make sure you were 100% happy with a property before taking an application from you, and we strongly believe that without a viewing this would not be possible.
  • I've applied for a property, how do I know if my application was successful?
We contact all applicants who have applied for a property via email or telephone to advise if thier application has been successful.
  • My application for a property has been accepted, what happens next?
If we have contacted you to advise you we have accepted your application in principle, we will then move you onto the next stage of the process outlined below: We require you to pay a holding deposit (the equivalent of one weeks rent) to allow us to process your supplied references and any other checks. Providing your references and other checks come back ok we will then ask you to attend our head office to sign a tenancy agreement & pay your 1st months rent (your holding deposit will be deducted from the total)*. *Please be aware that the holding deposit is non-refundable if for any reason your supplied references fail or you change your mind after paying your holding deposit, therefore we advise that you are 100% confident in references supplied and certain you wish to proceed.
