Tenant Eligibility 

Many thanks for your interest in our rental properties. We're committed to fair and equal treatment of all potential tenants. Please check you meet our tenant eligibility requirements below for the property you're interested in.

Our tenant criteria is non-negotiable, so please read through our criteria carefully. We review all applications fairly and consistently, regardless of personal characteristics.

If you're confident you meet our criteria, you can use the form at the bottom of the page to request a viewing, or call us on 0151-708-6544, Monday-Friday between 9:30am and 3:30pm.

 

 

General Eligibility Criteria

All properties have consistent requirements:

 

 

Employment and Income

• Applicants must have the financial means to pay rent and living costs
• Evidence of income will be required (pay slips, employment contract, benefits documentation)
• All sources of income are considered, including employment, benefits, and other regular income

References

• A minimum of two references are required
• One reference must be from your current landlord (if applicable)
• The second reference can be from a employer, or other appropriate person
• We may also consider employment references where relevant


Property-Specific Requirements

 

Houses and Flats (General)

• Applicants must be 18 years or older
• All income types are considered equally
• References from current landlord and character/employer reference required
• Holding deposit: 1 week's rent
• Security deposit: 1 month's rent

Houses and Flats with Specific Requirements

Some properties may have additional requirements based on the property type or location. These will be clearly stated on the property listing. Examples may include:

• Specific employment requirements (full-time, part-time, self-employed)
• Specific income requirements
• Specific reference requirements
• Any other legitimate property management requirements

Student Properties

• Applicants must be enrolled in full-time education
• Proof of enrolment will be required
• References may be requested from university accommodation office or previous landlord
• Holding deposit: 1 week's rent
• Security deposit: 1 month's rent
• Students are welcome to apply for all properties where they meet the general eligibility criteria
